Electronically operated goods entry door size 3.25m wide x 2.80m high will be provided and will be of the insulated sectional overhead door type with a coloured Plastisol coated finish externally and a white Plastisol coated finish internally.
Each will have a lift track arrangement and will be fitted with a micro switch override facility to the locking mechanisms on the door.
The concrete floor will have a power floated surface and will be finished with a suitable dust inhibitor.
All exposed blockwork walls will have a flush pointed fair faced finish. All structural steelwork will either be encased in blockwork or finished with intumescent fire retardant paint.
Power will be provided by surface mounted twin socket power outlets. The outlets will be provided to the perimeter walls at 3cm centres.
Lighting will be provided by fluorescent lights suspended from the underside of the upper floor and will give a lighting level of 300 lux at 500mm above floor level to be PIR controlled.
Fillings to be T8/T5 with high frequency ballast to have a maximum 12 watt/m² load in office and 8watts/m² in workshops.
Provisions will be made within the office heating system to allow extension of this system into the workshop area.
Walls throughout will be blockwork with a flush pointed fair faced finish and will be finished with three coats of emulsion paint. Two course ceramic tile splash backs will be provided to wash hand basins and sinks.
Floors to office areas will be finished with antistatic carpet. Skirtings will be either three compartment trunking or painted softwood. Floors to toilets will be finished with sheet vinyl. Skirtings will be vinyl covering.
Ceilings will be the underside of the roof coverings comprising self finished white liner trays. All exposed structural steelwork will be pained with two undercoats and one full gloss finishing coat.
Floors to reception area entrance will be ceramic tiles with matwell to entrance area. Heavy duty carpet with associated gradus nosing to stairwell and first floor landing. Toilet floors to be heavy duty vinyl with half height tiled walls with emulsion paint to plaster facia above. Walls in common parts to be plastered, ceiling to be dune 600 x 600 tegular suspended ceiling, all walls to receive emulsion paint finish.
Power will be provided by twin socket power outlets positioned at 3m centres around the perimeter of the office areas on 3 compartment skirting trunking. Additional surface mounted twin socket power outlets will be provided in circulation areas as appropriate.
Lighting will be provided by fluorescent lights suspended from the main structural steelwork at roof level and will give a lighting level of 500 lux at 700mm above floor level. The fluorescent lighting will be supplemented by uplighters. Lighting to be PIR controlled.
Heating will be provided by a conventional weather compensated wet central heating system to achieve the following design parameters:
