Ceiling and Lighting

Suspended ceilings are provided throughout.

Generally the lighting installation will be in the form of recessed fluorescent luminaries, recessed down lights, wall lights or surface fixed luminaries.

Flooring and Power Installation

Both ground and first floor offices are provided with fully accessible raised access floors. The access raised floor allows for all telecommunications, computer and power cabling to run underneath the floors rather than being on show.

Heating

Units 2,600 – 3,100 sq ft

The buildings shall be heated by gas fired condensing combination boiler plant located in the ground floor kitchen area. The heating to the open plan office areas shall be by means of steel panel radiators, incorporating thermostatic valve control generally mounted under windows.

Heating/Cooling

Units 4,100 – 6,100 sq ft

A VRF heating and cooling system shall be provided to serve the open plan office areas. The system shall consist of ceiling mounted recessed cassette units, complete with adjustable air flow discharge louvers and easy clean removable filters, accessible from the roof.

Entrance Lobby

The entrance lobby has been carefully designed to give your company a smart and distinct appearance. There is matting at the entrance with ceramic tiling to the remaining areas. A feature colour wall shall be situated adjacent to the staircase in Business Living blue or red. The entrance lobby shall be heated by ceiling heaters, incorporating thermostat and time clock control.

Kitchen Area

This facility is provided at ground floor level and incorporates an integrated fridge and dishwasher, a stainless steel single round bowl with single round drainer and storage areas.

WC

Armitage Shanks Tiffany washdown wc unit and semi-countertop wash basin in white and disabled Armitage Shanks standard pack. WC includes a mirror above the wash hand basin, towel rail, toilet holder and coat hook. There is dark grey ceramic floor tiles and solid oak skirtings with lacquered matt finish. The ceramic tiling on the walls has a complementing border detail.

Shower

Each ground floor wc will incorporate a shower facility for use by able bodied persons, to include electrical power shower, shower curtain and rail, fold down bench seat and toilet rail.

Ventilation Systems

Common mechanical extract plant shall be provided to serve the kitchenettes and the toilet areas. The system comprises of a ceiling extract grille, an in-line fan, inter-connecting low pressure / velocity ductwork and an external louvre.
